Expired listing outreach reaches a proven motivated seller

Introduction
A seller whose listing expired or was withdrawn has already demonstrated the one thing agents spend most of their budget trying to establish: they want to move.
They have also just had a disappointing experience, which makes them simultaneously the warmest prospect available and the most guarded. How the approach is made determines entirely which of those two you meet.
1. Expired listing outreach starts from a diagnosis, not a pitch
The seller has already heard several agents say they would do a better job.
What they have not heard is a specific explanation of why the property did not sell. Price relative to comparables, presentation, the lead photograph, the description, the marketing reach, or the market segment itself. Arriving with a view on that is what distinguishes you.
2. Do the work before making contact
Look at the old listing properly.
The asking price against what actually sold nearby, the photographs, how long it was on the market, whether there were reductions, how it was described. Ten minutes of preparation produces a conversation the seller has not had, which is the entire advantage.
3. Never criticise the previous agent
This is the most common error and it backfires reliably.
The seller chose that agent, so criticism implies they chose badly. It also makes you sound like someone whose pitch is that everyone else is bad. Be neutral about the agent and specific about the property and the strategy.
4. Lead with the most likely cause, gently
In most cases the cause is price, and saying so directly is both accurate and unwelcome.
Frame it as evidence rather than judgement: here is what similar properties achieved, here is what was still available at that level, here is what the pattern suggests. Let the comparison make the point rather than asserting it.
5. Acknowledge the experience they have just had
They spent months with a property on the market and nothing happened.
Saying that plainly — that it must have been frustrating — costs nothing and is the difference between a conversation and a door closing. Sellers in this position are frequently embarrassed as well as annoyed, and neither is helped by an upbeat sales approach.
6. Offer something concrete rather than a meeting
"Can I come and value it" is what everyone else is asking for.
Offer the analysis instead: a written note on what the evidence suggests about pricing and presentation, whether or not they instruct you. Sellers accept information more readily than appointments, and the information leads to the appointment.
7. Get the timing right, and be patient
Immediately after expiry the seller is often fielding several approaches at once.
A slightly later, better-prepared contact frequently lands better than the fastest one. And many will re-list with someone else first — so stay in polite contact, because a second failed attempt makes them considerably more receptive.
8. Respect the rules and the do-not-contact lists
Approaching sellers whose listing has lapsed is legitimate; how you do it is regulated.
Observe marketing preference registers and data protection rules for your jurisdiction, keep records of consent, and stop when asked. Aggressive outreach in this category attracts complaints and does more damage locally than the instructions are worth.
9. Track approaches, conversations and instructions
Count the properties approached, how many produced a real conversation, and how many produced an instruction.
Conversion here is lower than from a valuation request and considerably higher than from cold prospecting, and the work is measurable. Knowing your own numbers is what tells you how much time this channel deserves.
