Agent personal brand versus agency brand: decide who clients hire

Sellers hire a person. They may say they chose an agency, but the decision was made about whoever walked through their door and how that meeting went.

Agencies know this and are frequently uncomfortable with it, because a valued individual can leave and take relationships with them. Resisting it is the losing option: it produces agencies nobody has a reason to choose, staffed by people with no reason to stay.


1. Agent personal brand versus agency brand is not a choice between them


The productive structure uses both, with clear boundaries.

Assign farming territory, boards, and local presence to individuals so their recognition compounds in a defined area. That recognition benefits the agency too, because the instructions arrive at the agency's door regardless of whose name prompted the call.

This is the single operational rule that determines what happens when someone leaves.

Client and buyer records live in the agency system, not in personal phones, personal email or personal messaging. Enforce it as a condition rather than a preference, because it is far easier to require early than to recover later.


7. Make staying more attractive than leaving


Contracts constrain; conditions retain.

A strong buyer register, good marketing support, a working lead flow, decent commission, and a route to progress or to a share of the business. Agents who leave to set up alone are usually solving a problem their agency chose not to.


8. Handle departures without a public fight


When someone leaves, sellers and buyers are watching how it is handled.

Be professional, transition clients cleanly, and make sure existing instructions are served properly. Agencies that behave badly here lose additional business from people who were not even attached to the departing agent, and it circulates quickly in a local market.


9. Track how instructions actually arrive


Record, for every instruction, whether it came through an individual's relationship, the agency's presence, a professional referral, or a past client.

That distribution tells you how exposed you are. An agency where nearly everything arrives through one person's network is a collection of self-employed businesses sharing an office, and should be structured accordingly.
